At JB Smith Homes we want to hold your hand every step of the way and help you understand the building process and answer any questions you may have may not have thought to ask. JB Smith Homes is ready to assist you in every step of the home building process. 1. PlansTypically it takes 30-60 days w/scheduled appointments with the architect to get plans drawn up. We suggest photos or drawings that may help the architect with your vision, i.e. magazine pictures or renderings. Floor plans sketched out, pictures of kitchen cabinets etc. Have a style of home in mind, Tuscan, Hill-Country or contemporary...etc. Typically, the builder, John Smith will attend these appointments along with the customer to ensure the vision and building specifications are met. 2. Choosing a LotDo you have a lot in which to build your home on? What is the terrain of the lot/land like, i.e. hilly, Cliffside, or leveled? Ideally, when looking for land, a leveled lot in which to build your home on will save you in foundation costs versus building atop a hillside which would involve a more concrete to accommodate the tall foundation. You also want to consider where to place the house on the lot? Will trees need to be removed, will excavation costs be incurred due to the terrain, ie. rocks, drainage, etc.. Does the Architectural Control Committee (ACC) require homes to be placed at lengthy setback from the road, if so, there will be more expenses for driveway, utility hook-ups and landscaping requirements. 3. Building your DreamsDuring the first 30- 60 days while plans are being drawn up, we recommend you look into financing of the construction/interim loan. You will also be meeting with our professional Interior Designer, Jana Ward, owner of Clear Choice Design and Flooring. Jana will devote 10 hours of scheduled appointments to make selections for your new JB Smith Home. After plans, financing, possible permits and approval of plans from the ACC is in place, we break ground and start construction. You can expect weekly updates from your Sales Counselor and Builder, John Smith of JB Smith Homes. Construction typically takes 7 months. The overall process of plans, design appt and construction is a 10 month process, weather permitting. The Homeowner can anticipate numerous "Walk thrus " with the builder, John Smith, during construction. The "walk thrus " are during the construction phases of foundation, frame, Pre-drywall, Trim out and finally at final inspection prior to the customer closing on the loan.
